A slab of snow releasing off a steep roof carries real force, and the components at the top of a chimney are thin metal. We see rain caps torn off, chase covers dented into a shape that ponds water, storm collars pushed down or off the pipe entirely, and spark screens flattened. Most owners never look, because these parts are only visible from the roof, and a missing cap does not announce itself until a spring rain is running down the flue. A fall check of the top of the chimney is a small thing that catches all of it before the snow arrives.

We photograph the crown, the cap or its absence, the top courses of brick, the flue tile terminations and the flashing at the roofline. The camera scan

A camera on a rod or a cable is run the full length of each flue, and the footage gets watched, not skimmed. What it resolves is joint condition: whether the mortar between clay tiles is intact, whether tiles have cracked, spalled, shifted or dropped, whether there is a gap where a section has failed, and whether anything is obstructing the passage. On a stack with several flues, each one is scanned separately, because they age independently.

Firebox brick and joints, refractory panels if the fireplace is factory-built, damper condition and operation, smoke chamber shape and surface, hearth extension, and the clearance between the chimney and combustible framing wherever it can be seen.   • Firebox joints and refractory panel cracks, which are heat paths, not cosmetic flaws.
  • Blockage: nests, leaves, fallen debris, a closed or collapsed damper, or in a converted flue, an abandoned connector left in place.
  • Sizing and appliance match — whether the flue is correct for what is now venting into it.
  • The chimney's height and termination relative to the roof, and its clearance to combustible framing wherever that can be observed.

Does more snow actually mean more chimney damage?

It means more of the specific kinds. Snow sits in contact with masonry for weeks rather than running off in an afternoon, so it melts and refreezes against the same joints repeatedly, and it loads the roof in ways that move flashing and shear off caps. The flue's interior condition is not much affected by snowfall; everything from the roofline up very much is.

Water comes in near the chimney only in winter. Is the chimney leaking?

Usually not in the way people mean. A leak that appears in thaw conditions and never in summer downpours is the signature of an ice dam backing water up under the flashing rather than a defect in the crown or the masonry. We look at the flashing details and at what the attic is doing above them, because insulation and ventilation are usually half the answer.

Should we get the chimney looked at before winter or after?

Before, if the choice is yours. Fall is when a missing cap, a dented cover, an open joint or a cracked crown can still be corrected before it takes on a season of snow and freeze cycles, and it is also when mortar work is still possible — masonry needs sustained temperatures above roughly 40°F to cure properly, so the season here effectively closes in November.

Can you inspect a chimney that hasn't been swept?

We can look at the masonry, the crown, the cap and the flashing, but a camera cannot see a flue wall through a layer of creosote. If the flue is loaded, the scan is not telling you anything about tile condition. That is why sweep-plus-inspection is the normal booking — the sweep is what makes the inspection able to answer the question.

How long does an inspection take?

A single flue with reasonable roof access is usually under two hours including the walkthrough. Multiple flues, difficult roofs, or an appliance that has to be disconnected extend it. The camera footage takes as long as it takes; rushing that part is how findings get missed.
