You cannot see the part of the chimney that matters most. From the ground a stack can look perfectly sound while the flue tiles inside are cracked, shifted, or missing their mortar joints entirely. An inspection puts a camera up the full length of the flue and eyes on every accessible part of the system, and gives you the photographs rather than just a verdict.

Roof cement and tar applied as a chimney repair

Black roof cement smeared over a cracked crown, around a flue tile, or across a spalled brick face is the most common thing we find on these stacks, often two or three layers of it from different decades. It is not a repair. It is impermeable, so the water already in the masonry cannot get out and the masonry cannot dry; it is far more rigid than the brick, so it cracks and debonds at the edges and channels water into the joint; and it hides the actual condition underneath. Chimneys that have been tarred for twenty years are usually in worse shape than untouched ones, and the scope of the real repair starts with removing it.

An interior stack leaks in the wrong place

When an exterior chimney leaks, you get a stain at the flashing and everyone knows where to look. When an interior stack leaks, water comes in at the crown or an uncapped flue, runs down inside the masonry, and appears as a stain on a second-floor ceiling, a damp patch on the chimney breast, or white efflorescence blooming on plaster in a bedroom — several feet from the roof and nowhere near a roof penetration. People replace roofs over this. The diagnosis runs top-down: crown, cap, flue condition, then the interior evidence, photographed together so the path is visible rather than asserted.

Clothes dryers vented into an unused flue

It happens more here than most places, usually because the house had a spare flue after a heating conversion and a dryer needed to go somewhere. It is a bad arrangement on every count. A dryer produces a large volume of warm, wet, lint-laden air with a weak fan behind it; a masonry flue is rough, cold, and often much larger than the duct, so the air slows, the moisture condenses, and lint packs into the joints and the offsets where it cannot be reached. That is a fire load in a chimney and a moisture load in the masonry at the same time. A dryer belongs in smooth rigid metal duct going the shortest reasonable path to the outdoors.

What an inspection turns up in Northeast Ohio housing

The findings here cluster, because the housing stock and the climate cluster. On the pre-war east and west side streets, the recurring one is clay tile that has cracked and separated at the joints, in chimneys that were built before anyone insulated a flue, plus a fair number of chimneys that were never lined at all. On the postwar suburbs it is crowns, mostly struck flat out of leftover mortar in the 1950s and now cracked through, plus utility flues left oversized after a high-efficiency furnace was installed and started venting out the side wall instead.

The unifying cause is water and freeze-thaw. Every wet freeze expands trapped moisture by roughly nine percent and pries the masonry apart a fraction more. Greater Cleveland delivers dozens of those cycles per winter, on the most exposed masonry the house has. An inspection is how you find out where you are on that curve while the answer is still a repair.

What happens during the visit

The top of the chimney is where the damage starts and where almost no homeowner has ever looked. We photograph the crown, the cap or its absence, the top courses of brick, the flue tile terminations and the flashing at the roofline. Half the findings on a typical Cleveland inspection come from this single vantage point, and most owners have never seen a picture of it.

The camera scan

A camera on a rod or a cable is run the full length of each flue, and the footage gets watched, not skimmed. What it resolves is joint condition: whether the mortar between clay tiles is intact, whether tiles have cracked, spalled, shifted or dropped, whether there is a gap where a section has failed, and whether anything is obstructing the passage. On a stack with several flues, each one is scanned separately, because they age independently.

Firebox brick and joints, refractory panels if the fireplace is factory-built, damper condition and operation, smoke chamber shape and surface, hearth extension, and the clearance between the chimney and combustible framing wherever it can be seen. If there is an appliance connected, the connection itself gets checked, because improvised adapters and unsupported connector pipe are common and dangerous findings.

Our chimney only serves the furnace and water heater. Is an inspection worthwhile?

It is the one most worth doing, because nothing about it is visible day to day. Heating flues in this stock have run continuously for decades, they have usually been through at least one appliance change, and the failure mode when they deteriorate is carbon monoxide rather than something you would smell or see. Someone tarred our chimney. Should it be removed?

Usually yes, as part of doing the repair properly. Roof cement seals moisture into masonry that needs to breathe, cracks away at its edges and hides the condition of everything beneath it. What we cannot tell you before looking is how much damage accumulated underneath while it was on there — that is exactly what the inspection is for, and it is better to know than to add another layer.

We have a stain on an upstairs ceiling and a new roof. How is the chimney involved?

On an interior stack that is the classic pattern. Water entering at a cracked crown or an uncapped flue travels down inside the masonry and shows up at the ceiling line, well away from any roof penetration, so a roof replacement does not touch it. We check the crown, cap and flue from above and match what we find to where the stain is, with photographs of both.

Can you inspect a chimney in winter?

Usually yes, and the inspection itself is not weather-dependent the way masonry work is. Snow, ice and steep roofs can push the roof-level portion, and anything we find that needs mortar will have to wait for temperatures above roughly 40°F. Finding it in January still beats finding it in an emergency.

Can you inspect a chimney that hasn't been swept?

We can look at the masonry, the crown, the cap and the flashing, but a camera cannot see a flue wall through a layer of creosote. If the flue is loaded, the scan is not telling you anything about tile condition. That is why sweep-plus-inspection is the normal booking — the sweep is what makes the inspection able to answer the question.
